1) How do we know if the properties are available?

We advertise our properties on various portals apart from our website. We generally get to know 1 month in advance if the property is becoming available. If you are a potential tenant, you can check the available properties tab to find when the properties will be available.
When anyone applies to any of our listed properties we ensure that we maintain their information in a general database. We advance their name to the top of the list based on their preference if the property is rented out

2) How do I know that the property is Sec8 and will pass Sec8 standards?

You need to call to check if our landlords are ready to have Sec8 tenants. We follow all the codes and necessary procedures laid down by all Govt. agencies including Sec8 to ensure that the houses are safe and hygenic. However, we maintain a high standard for our tenants and if the issues are caused by their negligence they are charged. At all the time the properties should be compliant with the regulations. We conduct a routine inspection of our properties.

3) What is our application policy?

All our properties are first come first serve basis. When we accept one application we do not take any more applications unless there are strong reasons to deny the tenants. Our application fee is $50.00 per adult. If your child becomes adult during your tenancy we do not charge any fee but would want that a separate application should be provided to us

4) What if we were evicted?

None of our landlords like that we should take any tenant with any kind of questionable background. However, each application is evaluated on a case by case basis. If we feel the tenant is making efforts to be given a second chance we promise we will not fall back to shoulder our responsibility towards the society

5) What is your Pet Policy?

We have a no pet policy in our properties. However, it is totally dependent on landlords. If they are ok we allow Pets. The Pet deposit is paid to the landlord and is non refundable.

6) What is the Eviction process

We follow the guidelines of the state set forth in this respect. The rent is due on 1st but we give until 4th for tenants to pay the rent without fine. If we do not receive the rent by 5th we start contacting the tenants by email or text to ensure that they might not have forgotten or the rent is in the mail. If no response is received and there is no payment agreement is reached we start our eviction process on 7th by serving them a 3 days notice.

Note: The late fees and fines start getting accrued after the 4th. Only landlords can approve the waivers. The Property management company does not have the authority to waive the fines and late fees.

7) What if I lose my job and get transferred out of town?

We expect that you should be current on rent. However in life changing events please contact us by email and explain the situation. Each case is taken on case by case basis

8) How do I get my Security Deposit back?

Please give us a 60 days notice if you plan to move out. You should be out of the unit before the last day of the month and should turn in the keys to the property manager. Please provide the forwarding address to the property manager. The property manager will have a walk through of the property with the tenant on the last day and will prepare a list of deficiencies. The itemised list of repairs is provided to the tenant within 30 days of leaving along with balance security deposit.

Note: If you are not out of the unit by last day, you might be subjected to the rental guidelines in place

9) What if I am blessed with a child while staying at your property?

We need to have the names of each and every occupant mentioned in the lease. Please send us information on the new member as soon as they start living on the property
